1. Why The Roof Inspectors exists
The Roof Inspectors was created out of necessity. Our purpose is to make the people doing the work on a roof aware that the project is under extra supervision and that each step is being heavily documented. Our presence, our yard sign and our records are meant to encourage careful, honest workmanship.
2. Our inspectors and their certification
Roof Inspectors and their representatives are certified by The Roof Inspectors after completing our internal training program. During a project they use our templated inspection forms and take regimented photographs of the roof before, during and after the work.
Our certification is a private training credential. It is not a government license. It does not mean, and should not be taken to mean, that every inspector or representative holds a professional, trade or occupational license issued by the State of Florida or any other government body, such as a home inspector, building inspector, roofing contractor, general contractor or engineering license. Some of our inspectors may hold such licenses; others may not. If a licensed professional is important to you, or is required by your insurer, lender or local building department, ask us before you hire us and we will tell you whether the inspector assigned to your project holds a license and which one.
3. What our services are, and are not
- Visual and limited. Our observations are limited to what is visible and readily accessible at the time of each visit. We do not remove roofing materials, perform destructive testing, or inspect areas that are concealed, unsafe to reach or covered before our visit.
- Not a guarantee or warranty. Our oversight does not guarantee, warrant or certify that a roof is free of defects, will not leak, will last for any period of time, or meets any code, manufacturer requirement or insurance standard. Any statement elsewhere about quality or protection describes our goal, not a promise of results.
- Not a code or permit inspection. We do not replace inspections by your local building department, and we have no authority to approve, pass or fail work under the building code.
- Not engineering. We do not provide engineering, structural, architectural or wind-load analysis.
- Not a full home inspection. Unless agreed in writing, our services cover the roof only and are not a home inspection of the property.
- Not an insurance determination. We do not decide insurance coverage, claims, underwriting or eligibility. Any roof certification, report or letter required by an insurer must come from an inspector that insurer accepts. Confirm your insurer’s requirements before relying on our work for insurance purposes.
- Not mold, environmental or pest testing. We do not test for mold, asbestos, lead or other hazardous materials, or for wood-destroying organisms.
4. We do not do the roofing work
The Roof Inspectors does not install, repair or sell roofs and is not a party to your contract with your roofing contractor. The contractor alone is responsible for its work, materials, crews, permits, safety, schedule, cleanup and warranties. We are not responsible for the contractor’s acts or omissions, for defects in materials, or for damage caused by others, weather or events after our final visit.
5. Contract review is not legal advice
When we review a roofing proposal or contract, we point out items we think deserve attention from a practical, roofing point of view. This is not legal advice, and The Roof Inspectors is not a law firm. Consult a licensed Florida attorney about the legal terms and your rights under any contract.
6. Contractor vetting and lists
Contractor vetting is based on information available to us at the time, including public records, references and information the contractor provides, which we may not be able to independently verify. A favorable review, or a contractor’s appearance on any list we provide, is not an endorsement, guarantee or prediction of future performance, financial stability or business longevity. You are responsible for choosing and contracting with your roofer.
7. Services for roofing contractors
We also provide oversight services to roofing contractors, who pay us for that work. When a contractor hires us, we work for that contractor, not the homeowner. If we are hired by a contractor on a project at your home, we will tell you. If you want oversight that answers only to you, hire us directly.
8. Our reports and photographs
Reports, forms and photographs describe conditions as observed on the dates of our visits. They are prepared for the client who hired us and may not be relied on by anyone else, including future buyers, insurers or lenders, without our written consent. A record of our inspections does not mean a buyer’s home inspector will reach the same conclusions. We may keep project photos and records for our files, and we will not publish photos that identify your home or address without your permission.
9. Limitation of liability
To the fullest extent permitted by Florida law, the total liability of The Roof Inspectors, its owners, inspectors and representatives for any claim arising from our services is limited to the fee you paid us for the service in question. We are not liable for indirect, incidental or consequential damages, including lost profits, a delayed or lost home sale, or the cost of repairs caused by work we did not perform. Your written service agreement with us controls if it differs from this page.

11. Information you send us
When you use a form on this website, we use your name, contact details and message to respond to you and provide the service you requested. We do not sell your personal information.
12. Governing law, disputes and venue
This disclaimer and any services provided by The Roof Inspectors are governed by the laws of the State of Florida.
Arbitration first. By hiring The Roof Inspectors, you agree that any dispute, claim or controversy arising out of or relating to our services must first be submitted to arbitration before you file a lawsuit or take any other legal action.
Polk County, Florida. If legal action becomes necessary after arbitration, it shall be filed and heard only in the state courts located in Polk County, Florida, regardless of where the project takes place. You consent to the jurisdiction of those courts and waive any objection to venue there.
Your written service agreement with us may contain additional dispute-resolution terms; if it differs from this section, the service agreement controls.
